This Statement of Heritage Impact was prepared for submission as part of a Development Application for subdivision of 19 Chapman Avenue Beecroft into 2 Lots.


The boundaries of the Beecroft/Cheltenham Conservation Area reflect the boundaries of the Government land release of the Field of Mars Common in 1887, and of the Common itself. The Conservation Area is characterised by late 19 th and early 20 th century homes and gardens. The area contains many good examples of the Federation and transitional Victorian/Federation house styles, indicative of the distinguished individuals attracted to the area. The Beecroft/Cheltenham Conservation Area boasts a high degree of intactness of both heritage houses and gardens.
